One of the biggest questions around living in Ocean Beach is cost—and more specifically, what you actually get for your money.
OB sits in an interesting position. It’s a coastal San Diego neighborhood, which means prices are elevated, but it hasn’t been pushed as far as places like La Jolla or Del Mar.
At the lower end of the market, buyers are typically looking at condos or smaller properties, often with limited outdoor space. These can be a good entry point if the goal is simply to live near the coast and be part of the OB lifestyle.
As you move into the mid-range, you start to see classic beach cottages and smaller single-family homes. These often come with character but may require updates. For a lot of buyers, this is the sweet spot—something livable now with long-term upside.
At the higher end, you’ll find fully renovated homes, properties with ADUs, or homes in premium locations closer to the water or with views. These properties command a premium, but they’re still often priced below comparable coastal inventory elsewhere.
What’s important to understand is that in Ocean Beach, you’re not just paying for square footage. You’re paying for proximity, walkability, and lifestyle.
